Mayor welcomes strong developer interest in Broad Marsh

Homes England has confirmed strong interest from developers in the Broad Marsh regeneration following the launch of its search for a Master Developer Partner at UKREiiF in May. 

The agency invited developers with experience of delivering transformative, mixed-use city centre schemes to share their views on the process to select a partner for Broad Marsh, one of the most significant regeneration opportunities in the UK. A strong field of national and international developers responded, offering insight on how best to deliver this important site for Nottingham and the wider East Midlands. 

Mayor of the East Midlands, Claire Ward, said: “The level of interest from developers is another strong vote of confidence in Nottingham and the East Midlands. Broad Marsh is one of the UK’s most exciting regeneration opportunities, and it’s encouraging to see organisations from across the sector are recognising its potential. 

“Working alongside Homes England and Nottingham City Council, we are committed to transforming this site into a thriving new neighbourhood that creates new homes, jobs, businesses and public spaces for local people to enjoy. This is about unlocking long-term growth, attracting investment into our region, and creating a city centre that people can be proud of for generations to come.” 

Homes England and its property advisor Savills are now reviewing all responses. The agency expects to formally invite bids for the Master Developer Partner role in September, with a partner due to be appointed in early 2027. 

The appointment of a Master Developer Partner will accelerate the transformation of Broad Marsh site, building on a vision shaped through extensive community engagement over the past five years. Having acquired the site in early 2025, Homes England has worked at pace to progress demolition works and prepare the site for redevelopment.  

Once a Master Developer Partner is in place, Homes England and its partners will work with a broad range of stakeholders to build on this engagement and help steer plans towards a green, creative and vibrant new quarter for the city.

The Broad Marsh regeneration project aims to transform the former shopping centre and surrounding land into a mixed-use destination delivering a diverse mix of residential, cultural, leisure, commercial and community uses. Homes England acquired the site in March 2025 and is progressing the project in partnership with Nottingham City Council and the East Midlands Combined County Authority. Demolition of existing buildings on the site is currently underway, with meanwhile use activation also progressing across the Drury Walk and Green Heart areas.
