A £700,000 boost from East Midlands Combined County Authority’s Brownfield Housing Fund means Trent & Dove can now build a total of 28 affordable apartments in South Derbyshire.
These homes will be built on the former The Dales care home, on Askew Grove, Repton, making use of formerly developed land.
Mayor of the East Midlands, Claire Ward, said: “With £700,000 from my Brownfield Housing Fund, this development will deliver more than 28 affordable homes – which simply would not have been possible otherwise.
“This project is a powerful example of how we’re turning our vision for inclusive growth into reality. Through our fund, we’re creating high-quality, affordable homes that meet the needs of local families while supporting greener, more sustainable communities.
“By investing in places like The Dales, Repton, we’re making the East Midlands a region that everyone is proud to call home.”

The scheme will provide balconies on the first and second floors and a wrap-around patio on the ground floor, alongside a communal garden area at the front of the property with a “wildlife garden” to the rear, along with retained trees.
Construction is due to finish in March 2027.

“The EMCCA brownfield fund, alongside funding from Homes England and private subsidy from Trent & Dove, to make the scheme financially viable, will create 28 apartments for rent and sale for over-55s.
“Development on brownfield land often costs more due to the removal of old materials and the need to make the land safe, which requires careful planning. Sustainability is a key part of our planning process, and we’re pleased to breathe new life into this land.”
Thanks to EMCCA’s Brownfield Housing Fund, building work has already begun on hundreds of homes across sites in Mastin Moor, Chesterfield; Balderton Rise, Newark; and Alder Close, in Shirebrook, Derbyshire.
