First residents move into Nottinghamshire homes backed by £1.7m from Mayor’s Brownfield Housing Fund

The first residents have moved into a new Nottinghamshire development supported by the Mayor of the East Midlands’ Brownfield Housing Fund – marking a major milestone in the transformation of a former industrial site into more than 300 new homes.

The East Midlands Combined County Authority (EMCCA) awarded £1.7 million to help unlock the regeneration of the former Flowserve factory site off Hawton Lane, New Balderton, supporting the delivery of more than 300 homes.

Lovell Partnerships is delivering the scheme, called Balderton Rise, which will create 309 homes as part of the wider redevelopment of the brownfield site.

Mayor of the East Midlands, Claire Ward said:With £1.7m from my Brownfield Housing Fund, this development is delivering more than 300 homes – including 138 affordable homes which simply would not have been possible otherwise.

“These will be modern, sustainable homes featuring air-source heat pumps, solar panels and electric vehicle charging points – alongside green spaces and a children’s play area. The scheme will also support more than 100 construction jobs.

 “This is about good homes, strong communities, and making the East Midlands a place everyone can be proud to call home. 

A total of 309 homes are being delivered at the development on behalf of Platform Housing Group, including a mix of one to four-bedroom houses and maisonettes. Of these, 171 homes are available for private sale, alongside 138 affordable homes offering rent, rent to buy and shared ownership tenures. The development is designed to appeal to a range of purchasers, including first-time buyers, growing families and downsizers.

One of the first buyers to move in was Sarah Payler of Newark. She said: “It feels really special to be one of the first people to move into Balderton Rise. You can already see what a great place it’s going to be, and I’m proud to be part of the start of a new community here. I love my new home, it’s modern and comfortable and I’m looking forward to settling in and getting to know the neighbours.”

Transforming brownfield land

Sustainability is central to the development, with gas-free affordable homes incorporating air source heat pumps, while open market homes are equipped with solar panels and electric vehicle charging points to support greener living.

Alongside the delivery of new homes, the project is also bringing wider benefits to the local community, including job creation and enhancements to public open space. Plans include improvements to a children’s playground and new tree planting to create an attractive and welcoming environment for residents.

The development represents a key step in transforming brownfield land across the East Midlands into thriving, sustainable communities.
