Brownfield housing fund unlocks new homes for Newark

Progress is under way at one of the East Midlands’ most eagerly awaited developments of new homes, following the confirmation of vital funding from the East Midlands Combined County Authority (EMCCA).

Currently being built by housing specialist Lovell Homes, Balderton Rise in Newark will deliver 309 much-needed homes, made possible with about £1.7 million of support from EMCCA’s Brownfield Housing Fund. This investment is helping to transform previously underused land into a thriving new neighbourhood.

Mayor of the East Midlands, Claire Ward, said: “With £1.7m from my Brownfield Housing Fund, this development will deliver more than 300 homes – including 138 affordable homes which simply would not have been possible otherwise.

“These will be modern, sustainable homes featuring air-source heat pumps, solar panels and electric vehicle charging points – alongside green spaces and a children’s play area. The scheme will also support more than 100 construction jobs.

This is about more than bricks and mortar – it’s about building strong communities and making the East Midlands a place everyone can be proud to call home.

The development is being delivered by Lovell on behalf of Platform Housing Group and will offer a range of homes to suit different lifestyles and stages of life. From one-bedroom homes to spacious four-bedroom houses and maisonettes, Balderton Rise is designed to meet local demand.

Beth Bundonis, Lovell regional managing director, said: “As Balderton Rise continues to come to life, the support from EMCCA is vital in helping us to bring forward new communities in Newark, with high-quality homes fit for the future.

“The transformation of the formerly unused site – previously the former Flowserve factory site – is seeing incredible progress so far and is a prime location for those looking to make Balderton their home.

“Our collaboration with EMCCA and the addition of this funding showcases our shared commitment to developing housing in the East Midlands through unlocking the potential of brownfield land. We’re proud to be working alongside Mayor Claire and her team, as well as Platform Housing Group on this journey.

Affordable new homes

Of the 309 homes, 171 will be available for private sale, alongside 138 affordable homes, including options for affordable rent, rent to buy, and shared ownership, ensuring more people can put down roots in the area.

The new homes at Balderton Rise are progressing really well and we are particularly impressed with the high quality and sustainability credentials that we know will go a long way to creating a place the community can be proud of.”

Beyond housing, the project brings lasting benefits to the wider community. Lovell’s commitment includes creating local jobs, supporting the regional supply chain, and enhancing shared outdoor spaces. Planned improvements include upgrades to a children’s playground and extensive tree planting, helping to create greener, more welcoming surroundings for residents and visitors alike.

Balderton Rise marks a major milestone for regeneration of brownfield land in the East Midlands and reflects Mayor Claire’s continued focus on delivering high-quality, sustainable developments of new homes. All affordable homes will be gas-free, using air source heat pumps, while homes for sale will feature solar panels and electric vehicle charging points, helping residents reduce their environmental impact from day one.
